Summary of presentation:

1. UEM P17 - Design and Build - 548 unit
2. 2004, direct negotiation, initial design is conventional and change to IBS (80% - Target IBS Score)
3. Early involvement of design and manufacturing team is crucial. Get input and information from Eeastrn Pretec (manufacture) to discuss on manufacturability and constructability
4. UEM Builders is focus on construction management but actively involve in managing value trough the supply chain and coordinationg design, manufacturing and construction
5. Pre-planning is important including systematic planning on logistic issue
6. All the logistic and transporatation of components from factory to site will follow just in time principal whenever possible
7. Difficulties in converting conventional design to IBS due to design approval by authorities
8. The number of workers / sub-contractors can be reduced
9. Difficulties in tracking the components, use numbering manually put at each component. Need for better tracking system RFID and also better IT tools BIM etc to manage and tracking the progress of the projects
10. Selection of sub-contractors and manufaturer are based on pre-qualifiqation creteria
11. Still use wet join, a lot of rework at site. Dry join will expedited work at site. Lesson learned
12. Machinery must be good and aplenty. This will effect site progress (panel installation)
13. Use precast panel, wall, slab (hollow core) - IBS Score 80
14. Working in planned developement area like Putrajaya - understading on building regulation and authorities is vital
